Jay Fradd's Real Estate Expertise
New Builds & Construction - Jay has extensive experience with new construction. While in Ohio, Jay managed the construction of spec homes in the Central Ohio area. Since moving to Tennessee, he has worked as a carpenter on log homes in Sevier, Blount, and Loudon Counties and later working as a general contractor. Working in this industry has given Jay a working knowledge on both conventional construction as well as log homes.
Investment Properties & Rental Cabins - Jay has personally purchased investment property in the Smokies and assisted clients in evaluating the performance of overnight rental cabins. In addition, he has dealt with structuring and implementing 1031 exchanges both with his own property as well as for his clients. With his finance degree from Ohio University, he has an in-depth knowledge evaluating the returns on investment properties in the Smokies. Knowing the rental market and the amenities visitors request is vital in the selection of a well performing rental cabin.
Land & Acreage - One of Jay's favorite things to do is to go and walk land. He enjoys being out in nature and never knowing what to expect or find. A once undesireable property may have the ability to be quite valuable simply by looking at different ways to access the property, the location of roads, and locating the ideal building site. Jay will help you in every process when processing land. He enjoys putting his boots on and walking the property as well as going to the County to obtain septic approval for the land and choosing the best building site. There are too many times Jay has found cabins placed on a less than desireable portion of a lot or a home could have been approved for a 4 bedroom septic permit instead of a 3 if the owner simply would have gone to the County Health Department. The vision of looking at land seeing where the ideal building site is located, how to access the site, and opening up the area for a great view is something he takes great pride in accomplishing. Jay can also assist you with engineers if the property has development potential.
Permanent Residences - Jay also has extensive experience and knowledge dealing with clients looking for their permanent home. This is quite a rewarding process and Jay makes sure his clients are represented to the best of his abilities and every option is evaluated. Patience is often a good way to purchase a home in Jay's opinion, not impulse purchases one may regret. Being most likely the most significant expenditure made in a lifetime, it is essential to get everything correct down to the last detail.
Locations Of Expertise - Jay's primary areas of business are in Sevier, Blount, Jefferson, and Cocke Counties. He is active in all of Sevier County - primarily Gatlinburg, Pigeon Forge, Sevierville, Wears Valley, Pittman Center, Waldens Creek, Bluff Mountain, New Center, Jones Cove, Cobbly Nob, Seymour, and a little in the Kodak and Boyds Creek areas. In Blount County his knowledge extends into the Townsend and Walland area primarily with some experience in Maryville/Alcoa. In Cocke County, Jay has purchased property and assisted clients in Cosby and as far east as Del Rio. Within Jefferson County, Jay is active in Dandridge and Douglas Lake.
Condominiums - Jay has dealt with condominiums, but is not very active in the condo market. For the most part, he does not like the lack of control of your investment as is the case with condos. Maintenance and upkeep can be lackluster by the management company and as an owner there is very little you can do to solve the problem. In addition, condo fees can often be quite substantial. According to Jay, the mountains do not seem like the place for condos unless they are very close to the Parkway like the water park condos at Wilderness At The Smokies which has a specialized use. |
