Thunder Mountain - Wears Valley Area

Thunder Mountain is a large sized development located off Little Cove Road in the Wears Valley area. The development consists of high quality construction cabins with a wide variety of exterior elevations with some cabins and homes custom built. There are 270 lots on approximatelly 400 acres. Access to the cabin development can be achieved by various routes. One could take Light #10 in Pigeon Forge (Conner Heights Road) and take the road (which turns into Little Cove Road) and Thunder Mountain will be on your left. Also, access can be obtained by taking Light #6 in Pigeon Forge (Pine Mountain Road) and taking it until it dead ends into a "t". From there, turn right onto Little Cove Road. Proceed a short distance to a left into Thunder Mountain. Finally, access can be achieved from Wears Valley Rd. (Rt. 321) by getting on Little Cove Road (accessible from Bryan Road or Valley View). The resort is nestled in a cove and has good close up mountain views and of the valley below.

The development was started around 2005 with additional phases added in the 2006 and more recent time frame The developer was Jerry Miller from Wears Valley. There are a wide variety of cabins, ranging in size with a decent amount of space between the cabins. A large portion of the lots remain without cabins built on them yet.

General Price Range

Prices within the development vary depending on whether it is a distressed sale or regular sale. Generally speaking, there have been fewer distressed sales in this development on average than most developments started in this time frame in Sevier County. Due to large size differences between cabins, it is difficult to give a general price range. Some foreclosure cabins have been as low as $200,000, while most cabins are $400,000 and up with some large cabins exceeding that amount substantailly.

Positive Aspects Things To Look For
  • Great view from most cabins
  • Different architecture (not cookie cutter cabins)
  • Nice entrance with split rail fence
  • Luxurious interiosr with generally appealing construction and style.
  • Rural feeling, yet convenient to town.
  • Close to the back entrance of the National Park at Metcalf Bottoms.
  • Rental histories are strong for most cabins due to the quality construction and good mountain views.
  • Various routes and access to the development to avoid traffic.
  • Wears Valley is scenic and has a less tourism feel than Pigeon Forge/Gatlinburg (could be a detriment to some people?) but most view it as a positive.
  • Views of Mount LeConte from some properties

Negative Aspects

  • MIGHT feel too rural for some people.
  • Although fire hydrants and city water has been run to the property, the city hasn't turned on the city water. For the time being, most properties are using wells. Some properties are on a shared well.
