Sherwood Forest Resort


Sherwood Forest Resort is a luxury, high end gated development located just off the Parkway in Pigeon Forge. Access is from Light #10 (Mill Creek Road) in Pigeon Forge and then left on Rush Branch Road. To travel from the Parkway to Sherwood Forest takes less than five minutes. The development consists nearly exclusively of rental cabins, most of which have been very productive on the overnight rental program.

The development was started around 2004 and has seen quite a few rental cabins built since then. There are still some lots available where cabins haven't been built. As you enter the development you are greeted with two gated entrances and the on-site management company for the rental cabins. There is a gorgeous stone bridge and small pond next to where you enter the gate code to enter the community. The community pool is on your left as you drive into the development.. Adjacent to the pool is the Sherwood Forest clubhouse which features a massive 12 foot wide fireplace. Once you travel by the amenities, the cabins begin. Forest Vista Drive has several cabins with good views, while the best views are from higher up in the development on roads such as High Vista Way, Rocky Bluff Way, and Nottingham Heights.

The model/floor plan with the most cabins is the 2 bedroom model while many 4 bedroom cabins and 1 bedroom cabins exist. There are some massive 6+ bedroom cabins near the top of the development with some jaw dropping views of Mt. LeConte and the surrounding mountains. Most of the cabins have an up close view of Cove Mountain and you can see the terrain and ridges as the mountain towers above the rental cabins.

I consider this overnight rental cabin development to be one of the very best for Pigeon Forge cabin rentals. The combination of the incredible views, close proximity to the Parkway, and amenities within the development have brought this development a lot of success.

General Price Range

Prices within the development vary tremendously depending on the size. Foreclosures have sold around $175,000 within the development and some homes have sold for over $700,000. Most of the cabins that are not foreclosures are priced in the $250,000 to $400,000 range. Some 2 bedroom cabins and 4 bedroom cabins have been sold as foreclosures or short sales for approximately half of what they originally sold for. These are among what I consider to be some of the best deals in our area.

  • Wide, curbed roads.
  • Convenient to Pigeon Forge & the Parkway (less than 5 minutes!)
  • Community Swimming Pool
  • Large clubhouse with massive fireplace
  • Luxury properties with quality construction and materials used.
  • Restrictions to protect your investment.
  • On-Site Rental Management Office, but still have the option to use whichever company you choose.
  • Extravagant gated entrance with stone bridge and small pond.
  • Has city water, city sewer, and utility gas from SCUD (Sevier County Utility District)
  • Various sized cabins (1 BR, 2 BR, 4 BR, 6 BR, and 7 BR rental cabins)
  • Many cabins have granite counters and wood floors
  • Strong rental histories from overnight rental cabins
  • In late 2013 new cabins were constructed on Forest Vista Way featuring theater rooms and indoor swimming pools. Making these some of the first cabins in Sherwood Forest to include indoor pools within the cabin.

Negative Aspects

  • Many of the cabins have very similar exterior elevations and look the same.
