Sky Harbor is a large development located off the "Spur" between Gatlinburg and Pigeon Forge off the main Parkway. From the "Spur" you take King Branch Road to get access to the development and Silver Poplar Lane.

The development was started in the 1980's with most of the construction happening in the late 1990's to current new construction. There are a wide variety of cabins in the development. Some being permanent homes, while the majority are second/vacation homes or overnight rentals. It was one of the first large scale cabin developments in Sevier County.

General Price Range

Prices within the development vary tremendously depending on the size, age, and condition of the cabin. Prices range from as low as $100,000 up to $500,000. Most cabins are priced in the $125,000 to $250,000 price range.

Things To Look For

  • Generally speaking, I tend to not recommend Sky Harbor to my buyers over $200,000 because the predominant price point is less than $200,000 - although there are quite a few cabins valued at over $200,000.
  • In my opinion, the development is suited well for cabins under $200,000 - especially 1 or 2 bedroom cabins at the $125,000 to $175,000 price point.
Positive Aspects
  • Very short distance to either Pigeon Forge or Gatlinburg
  • Wide variety of architecture (not cookie-cutter type cabins)
  • Sky Harbor has some cabins have excellent views.
  • Some of the foreclosures can be purchased at excellent deals.
  • There are a couple large ponds within the development
  • The development has a private feel with trees between the homes.
  • Several creeks are located on the acreage.
  • Cabin rentals vary quite a bit depending on the view of the property, but generally speaking they do well because of their location and proximity to the Parkway.

Negative Aspects

  • High rate of foreclosures
  • Narrow main road (Silver Poplar Lane) through the development
  • During the summer with the car shows traffic can get backed up on the spur and it is difficult to get out of the development at times.
  • You must pass some less than desirable properties on your way to the development.
  • A lot of the properties are getting older and some may need repairs or updates.
  • Sky Harbor has a few spots where there are crooked and narrow roads that make it difficult to pass other cars during the busy time of year for rental cabins.
