Black Bear Ridge is a large development located off Lost Branch Road in the Pigeon Forge area. Access to the cabin development of approximately 200 cabins is easiest by taking Wears Valley Rd (Rt. 321) past Walden's Creek Road and take your first left which is Lost Branch Road. Black Bear Ridge will be on your right.

The development was started around 2004 and prospered in the 2005 to early 2007 time frame when cabins were being built in great numbers within the development. Owners paid some very high prices for the cabins as they purchased at the very peak of the market and the rental histories of several cabins did not return results as expected.

General Price Range

Prices within the development vary tremendously depending on whether it is a foreclosure, short sale, or regular sale. Originally prices ranged from $300,000 to the high $900,000's. Foreclosures in the 2008 to 2010 time frame ranged from about $140,000 for a 2 BR/2 BA cabin to as low as $295,000 for a 6 BR/6 BA cabin with over 4,700 square feet The cabin prices seem to have stabilized and slightly increased recently primarily due to most of the foreclosures within the development already taken place. The development also has many cabins that generate excellent gross rental incomes making them desirable to investors. A large portion of the cabins have theater rooms and several have indoor pools.

Other Information about Black Bear Ridge

In 2010 and 2012 there were a large number of vacant lots that were foreclosed. One series of lots (around 22 in total) foreclosed and were owned by United Community Bank. They were sold during an online auction. Most of those lots ended up selling to an investor who in 2012 has the lots back up for sale.

 

Positive Aspects Things To Look For
  • Great view from most cabins
  • On site wedding chapel
  • Community Pool
  • Convenient location with easy access to Pigeon Forge and the main Parkway at Light #3
  • Can be purchased for as low as 38% of the original selling price
  • Most of the 6 BR+ cabins have theater rooms
  • Several cabins have indoor pools
  • Price per square foot is among the absolute lowest in the area due to the number of foreclosures.
  • Rental histories are strong for cabins with either a good view, theater room, or indoor pool (or any combination of the above).

Negative Aspects

  • High rate of foreclosures
  • Lack of privacy between cabins
  • Not many different floor plans/elevations to choose from.
  • Typicallly the foreclosure cabins do not have any furniture remaining.
