The Summit On Bluff Mountain

 

The Summit on Bluff Mountain is a luxury, very high end development located off Waldens Creek Raod in the Pigeon Forge/Bluff Mountain area. The development has a focus on unique architecture for the permanent, second, and vacation homes located within the subdivision.

The development was started around 2006 and has seen quite a few luxury homes built since then. Lot sales were very strong at the boom of the market, but dropped off significantly in 2008 and 2009. The Summit on Bluff Mountain created a very large marketing campaign around the end of October to take in the advantage of the fall leaf season. Several incentives for the purchase of property have been offered within the development including a free Jeep Wrangler when purchasing a lot. The development was created by Gary Fields (also the developer of Cedar Falls) and they pride themselves as being a "one stop shop" where you can buy a lot, go to their design center, create a set of blueprints, and have a house plan within a week. The development has a large sales center located just as you enter the development on the right.

General Price Range

Prices within the development vary tremendously depending on whether it is a foreclosure, short sale, or regular sale. Originally lot prices ranged from $150,000 to the high $500,000's. Currently lots are priced well below their initial offering prices. Homes within the development are typically $500,000 and up with several over $1 million.

Positive Aspects
  • Excellent views
  • Convenient to Pigeon Forge
  • Community Lookout Pavillion
  • Luxury properties with unique architecture.
  • A couple homes and lots have foreclosed, bringing prices into a more affordable range for some buyers.
  • Restrictions to protect your investment.
  • Extravagant entrance with cascading stone waterfall.
  • Somewhat large lot sizes offer space between the properties
  • Unobstructed long range mountain views deep into the Smoky Mountains National Park
  • Located to the North (up the mountain) from the development is a large tract of undeveloped land which covers thousands of acres of undisturbed wilderness.

Negative Aspects

  • The price of a lot alone is higher than the cabins in neighboring subdivisions "Bluff Mountain Acres" and "Laughing Pines".
  • Not available for use as overnight rental cabins (this could be a positive aspect depending on your perspective)
  • The roads are paved in a very good manner and wide, but some of the roads have long gradual inclines and some sharp curves.
  • Some lots are steep, but the majority are gradually sloping, rolling, or level ridgetops.

 

Things To Look For

  • There are a couple lots on a creek with a small cascading waterfall.
  • Dennis Bolze, the person accused of fraud in Gatlinburg over an investment scheme, had a lot and was building a home in the development.
  • Access is also available from Bluff Mountain Road.
